Stop using the door

Broken or foggy sliding door glass in Miami, FL

You are looking at a sliding door panel that is either cracked or clouded. A crack means the tempered glass has been stressed or struck, and it is now holding together on borrowed time. Cloudiness between the panes is different. That is a sealed insulated unit that has lost its seal, so moisture has worked its way inside. You can wipe both faces all day and the haze stays, because it is on the inside of the sandwich. Neither one can be patched. In both cases the glass unit is replaced, and the panel is re-glazed.

In Miami, sun and heat do most of this quietly. Heat and constant humidity work the seal of an insulated unit until it fogs, and intense sun can swell, bow or distort frames and degrade weatherstripping and vinyl parts, which puts the glass under stress it was never meant to carry. Salt-laden air off Biscayne Bay and the Atlantic corrodes rollers, bearings and metal fasteners far faster than inland, so a panel that drops, binds and slams is common here — and a slammed panel is how a lot of cracks start. Miami-Dade sits in the High-Velocity Hurricane Zone, so if your door is an impact door, the replacement glass has to carry the matching approval, not just be tempered.

While you wait — please don't

  • Stop using the door. Cracked tempered glass can let go all at once into thousands of pieces, so stop sliding it and use another door until the panel is replaced.
  • Do not tape it or lean on it. Tape does not hold a tempered pane together, and any pressure or weight against a cracked panel can set it off.
  • Do not try to pull the panel out. A sliding glass panel weighs as much as a person and shatters into the room, so lifting or removing it is not a do-it-yourself job.
  • Do not let it be re-glazed with plain glass if it is an impact door. An impact door re-glazed with glass that has no matching product approval is no longer an impact door.
  • Keep children and pets away from it. A cracked panel gives no warning before it goes, and the broken glass covers the floor on both sides.

What the technician does

  • The glass is measured and matchedThe technician measures the glass unit, not the opening, and matches thickness, build and any coating. Nothing is ordered until the measurements are taken from your actual panel.
  • Tempered safety glass, because the code requires itGlass in a door has to be tempered safety glass. That is not an upgrade, it is the requirement.
  • A fogged insulated unit is replaced wholeWhen the seal has failed, the sealed unit is replaced as one piece. The haze cannot be cleaned out, and splitting the unit does not fix it.
  • Impact glass is sourced with the matching approvalIf your door is an impact door, the replacement glass is sourced with the product approval that goes with it. In Miami-Dade that means a Miami-Dade Notice of Acceptance for the unit.
  • The panel is re-glazedThe new unit is set into the panel, sealed and the panel is put back in the opening and adjusted so it runs square.
  • Rollers are checked while the panel is outThe panel is already off, so it is the one easy chance to look at the rollers and the track. Worn rollers let a panel drop and slam, and that is hard on glass.
  • You get the price before anything startsThe estimate is free. The technician looks at the door, explains what the panel needs and gives you the price, and you approve it before any work begins.

Why this happens in Miami, FL

Florida housing skews post-1960, and sliding glass doors are everywhere here — onto patios, pool decks, screened lanais and condo balconies, often two or more sets in one home. Miami adds its own mix: older concrete block and stucco single-family homes from the 1940s through the 1970s inland, and a large share of high-rise condos downtown, in Brickell, Edgewater and along the bay. Aluminum-framed sliders are very common in older and coastal and condo construction, and plenty of older single-pane aluminum units are still in daily service. In Coconut Grove, Coral Way, Little Havana or the Upper East Side the panel is often original to the house. In a Brickell tower it may be part of a building-wide spec, and condo associations and gated communities are very common in Miami, so balcony and exterior work often needs HOA approval first. Worth a call to your association before anyone is scheduled.

Timing matters here too. Problems run year-round in Florida but peak in the summer rainy and hurricane season, June through November, when wind-driven rain and leak complaints spike, with a second rise in spring pollen and blown-sand season along the coast. Demand around Miami also climbs ahead of hurricane season for impact-rated work, and again in the winter months when seasonal residents come back and open up homes and condos that have been shut for months — which is often when a fogged panel gets noticed for the first time. On permits: in Florida, like-for-like repairs such as rollers, track, handles and locks normally need no permit, while replacing a whole sliding door unit or altering the opening typically does, and glass-only replacement may or may not depending on the jurisdiction. Your local building department can confirm what applies at your address, and whether the product approval your door needs is a state approval or a Miami-Dade Notice of Acceptance.

Questions people ask

Can the fog between the panes be cleaned out?
No. The haze is inside a sealed insulated unit, so no cleaning reaches it. The unit is replaced as a whole, and the panel is re-glazed with the new one.
My door is impact-rated. Can any glass shop re-glaze it?
The replacement glass has to carry the matching product approval, which in Miami-Dade means a Miami-Dade Notice of Acceptance. If it is re-glazed with glass that has no approval, the door is no longer an impact door. Tell the technician up front that it is an impact unit.
Do I need a permit in Miami to replace the glass?
In Florida, glass-only replacement may or may not need a permit depending on the jurisdiction, while replacing the whole unit or altering the opening typically does. Routine repairs like rollers and handles normally do not. Check with your city or county building department for your address.
Is it safe to keep using the door until it is fixed?
No. Cracked tempered glass can release all at once, so stop sliding the door, do not tape or lean on it, and keep people and pets clear of it.
Why did this happen near the water?
Close to Biscayne Bay and the Atlantic, salt air corrodes rollers, bearings and fasteners much faster than inland, and a panel on worn rollers drops and slams. Heat and humidity also work insulated seals until they fog.
What does it cost?
We do not publish prices, because every panel is measured and matched on site. The estimate is free, and the technician gives you the price before any work starts, so you approve it first.
