How much life is left in my sliding door?

Install year, climate, frame, use and upkeep give a remaining-life range for each part of the door — in years — and what to inspect this year.

How this works

Each part of a sliding door wears on its own clock: rollers by use and corrosion, weatherstrip by sun, the glass seal by heat cycling, the frame by its material and the salt in the air. The checker starts from typical service lives and scales them for your climate, use and care.

Most of what runs out is a part, not the door. The frame is the only line that decides whether a door is replaced, and the inspection list is there so the parts are caught while they are cheap.

It runs in your browser and nothing you enter is sent anywhere. It is a guide, not a diagnosis — door makers differ, so check your manufacturer where it says to, and the technician confirms what has actually worn when they see the door.

Questions people ask

How long does a sliding glass door last?
The frame, 25 to 40 years in most climates. The parts in it wear sooner: rollers around 8 to 12 years of ordinary use, weatherstrip 6 to 10, an insulated glass seal 15 to 20. Near salt air, all of those shorten.
When should I replace a sliding glass door rather than repair it?
When the frame itself is done — corroded through, cracked at the corners, or a rotted bottom rail on a wood door. Rollers, track caps, locks, seals and even the glass unit are all replaced without replacing the door.
Does the coast really shorten a door's life?
Yes. Salt corrodes steel roller bearings, pits aluminum tracks and stiffens lock springs. Stainless or nylon rollers and a stainless track cap claw back years, as does rinsing the frame with fresh water.
What should I check on an old sliding door?
That it glides one-handed, that the latch-edge gap is even and the lock meets the keeper, that the weatherstrip is not flattened, that the sill drains through its weep holes, that there is no haze between the glass panes, and that there are anti-lift blocks in the header.
